Kittiwake stands on an elevated position above the town of Dartmouth. A three-storey, bright, sunny house, with the most wonderful panoramic views of the estuary, Kingswear, and out to sea with the idyllic castle on the horizon. The house is furnished to a high standard, with room to relax and enjoy the delights and sounds of Dartmouth.

There is always something to watch from the decking area or on a colder day from the various Juliette balconies; with all the main reception rooms and bedrooms commanding the best views of coastal town of Dartmouth and prime advantage point for the regatta.

The Features


Do not underestimate the frontage of this house, Kittiwake may look like a bungalow from the exterior but once you put the key into the front door and walk in you will be utterly and pleasantly surprised.

Recently modernised throughout, this coastal retreat offers all the charm of an exclusive holiday home, providing three double bedrooms, and two bathrooms, a very comfortable lounge area and fully fitted kitchen, all set out to a high standard, with views of the estuary. Benefiting from an amazing elevated position, the house has wonderful panoramic views of the estuary, out to sea and the town of Kingswear opposite.

First Floor

Entering via the front door, which is directly off the road, you will find a welcoming entrance hall with stairs to the main reception room below, two bedrooms and the main bathroom. Stairs leading to the upper bedroom are also located on this level, together with an area for coats and outdoor shoes. There is also the convenience of a small radiator to warm your coats on a cold and wet day.

The first of two bedrooms provides a double size bed, with two side cabinets, wardrobe, views directly out to sea and a small en-suite, comprising of a walk-in shower, toilet, and sink.

The second bedroom is located on this floor and benefits from fitted wardrobes. A king size bed positioned opposite a large window, flooding the room with light, and boasting remarkable views of the Dart Estuary.

The generous sized family bathroom offers a walk-in shower and stand-alone bath, toilet, and sink.

Upper Loft

The stairs found lead you up to the newly converted bedroom, providing a pair of Velux balconies, offering the lucky occupier to have an amazing view out to sea and of the town of Dartmouth. A double size bed and television is also provided in this room together phone chargers.

Upper Ground Floor

The lovely glass stair way drops down to a light and airy lounge which consists of two settees, occasional chair, side tables, television, DVD player. The fireplace provides an electric fire and homes a host of reading, viewing, and gaming material for all to enjoy, all housed in an extensive shelved wall, along the back of the wall. Once again wonderful views. With the Juliette balcony overlooking the estuary and all its glory.

Lower Ground Floor

This comprises an open plan kitchen and dining area. The kitchen has a gas double oven, microwave, fridge, wine store and dishwasher. A small utility can also be found on this floor, housing a second fridge, washing machine and store cupboard. Please note there is no tumble drier, there is a washing line and pegs are provided. There is a very friendly laundrette in the village also who offer a service wash, if this is what you desire.

The French doors lead straight onto the decking area.

Outside & Decking Area

The main feature of the house is the magnificent decked area, which is sunny throughout the day and into early evening. There are various seating positions to take in the view, either on the top decked area or lower down on the small garden area. The decking offers al fresco style living and leads on directly from the kitchen area which can be seen on the website. Providing a large wooden round table with plenty of seating. It truly is magnificent and a place you will want to return to. This can be lighted up at night providing a new take on the truly glorious vista.

A full parking pass comes with the house; this provides parking in Mayors Avenue, opposite Marks and Spencer’s. A place is not guaranteed and is only subject to availability; however, it is quite a large carpark and spaces are often found with ease. There is further parking available around the town, but this is restricted from May to September.

The road to Above Town is very narrow and only has one turning point which is just past Kittiwake. The town is only a short walk, but due to its elevated position it is steep to return to the house.

Please note: Kittiwake is not suitable for the infirm nor children under the age of 5 years. No pets are allowed.
